After login, the tool displays the Buildings page with lists of your buildings in tables for each of the available tools in Asset Score. New users logging in for the first time initially will see a Welcome page with instructions.  To access TSPR, click on the 'TSPR' tab.  


From within the ‘TSPR’ tab, click the green Add a Building button to begin a TSPR building project.  Note: make sure to click on ‘Add a Building’ from within the TSPR view. Else, this will add an Asset Score or Audit Template building if selected from those tabs. 


Enter the required building properties fields listed below and select the green Create Building button to continue. From there, you will be prompted to advance to the Building Project Workspace where you can create the building geometry by adding blocks.


A  set of example buildings may be downloaded into your account to see how how a building may be configured in the TSPR tool.  To access, select the green Example Building Library button. 


Building Properties Inputs for TSPR


Building Name* – User defined field that will act as an identifier that will appear on other pages in your project, and on the TSPR report.


Year Completed – Year in which construction was completed (for existing buildings).  Check the N/A (New) box if the building is new construction and has not been completed yet.


Total Floor Area – Defined as the sum of the floor areas of all the spaces within the building with no deductions for floor penetrations other than atria. It is measured from the exterior faces of exterior walls or from the centerline of walls separating buildings, but it excludes covered walkways, open roofed-over areas, porches and similar spaces, pipe trenches, exterior terraces or steps, chimneys, roof overhangs, surface parking, and similar features (source = ASHRAE Terminology).  


Note: This input is for reference only. This value may be different than the calculated value the tool uses for modeling, which is based on the geometry dimensions entered when creating building blocks.


Location – Building street address. Enter an address that includes a US state and zip code. The Asset Score Tool models building locations based on zip codes associated with the weather from associated weather stations and selected climate zones. If the building is located outside of the United States, select a city and state with a comparable climate zone.


Note: Only the zip code is used for modeling; the complete address will be displayed on the TSPR report for user documentation.


Energy Code for Analysis – Select from either the 2018 WSEC (2018 Washington State Energy Code) or 90.1-2022  (ANSI/ASHRAE/IES Standard 90.1-2022) as the basis for calculating the building’s TSPR for compliance.


ASHRAE Climate Zone – Select a Climate Zone to be used for the building's location from the list displayed from ASHRAE 169-2020. 


Weather Station – Select a weather station that is the closest match to the city and zip where the building is located.  the list of available weather stations is populated based on the city and zip code entered.  Note:  this input is available when 90.1-2022 is selected as the Energy code for Analysis.  


Submitter’s Information – Enter the name, email, organization and phone number of the person responsible for submitting the TSPR report for compliance.


Assessment Type – Radio buttons for Real or Test buildings. These fields are for reference only – used for statistics and troubleshooting by Asset Score staff, and by users to help track buildings for analysis. Selected entries will not appear on the TSPR report. This field will be set to 'Test' by default for duplicate buildings.


Notes – Memo field to add notes to your building file for future reference. Content may be viewed and/or edited online from the Edit link on the Building Information page, but will not appear on the TSPR report.

 

* Data entry in Asset Score text fields is limited to the Windows-1252 character set (see https://en.wikipedia.org/wiki/Windows-1252). Foreign language Unicode characters are not supported in the tool.
