Selected city reports require entry of the percentage of the space that is identified as common or tenant area.


For each of the Use Types entered for a building, enter the percentage of space that is identified as a Common Area. The Audit Template will automatically assign the remaining area as Tenant space to sum the total to 100%.


Enter ‘0’ if the selected Use Type does not include a common area, or if the area is unknown. If a Common Area value has been entered, values for the total area or percent served for all Lighting , HVAC System , and Service Hot Water System entries must be entered.


Common Area: area that is not considered to be a dwelling unit or tenant area (as defined below). Common areas commonly include egress corridors, egress stairwells, elevators, lobbies, public restrooms, janitorial closets, shared amenities, mechanical or electrical rooms containing equipment that is owned and operated by the building owner.


Tenant Area: area of a dwelling unit, usable square footage of a leased space, or space occupied by the owner that would otherwise be leased by a tenant. Tenant areas commonly include apartments, office space, private (tenant only) storage, private (tenant only) restrooms, private (tenant only) janitorial closets, and mechanical or electrical rooms containing equipment that serves and is operated by the tenant in the leased space, separate from all other base building mechanical or electrical equipment.


Common and Tenant Area – HVAC

In buildings where the common area serves multiple use types (for example, a mechanical room in the basement which serves the entire building or the building entrance lobby which is used by all use types in the building), the common area square footage will be attributed to the predominant use type in the building.


Identify the space functions served for each of the HVAC system types entered by selecting the blue ‘Add Space’ button. Select from the use types that were previously identified in the Use Types section.


Enter the percentage(s) of areas served by the selected HVAC system type. If a Common Area was identified in the Use Types screen, enter the percentages of both the common area and the tenant areas served by the HVAC system. Add additional space functions to account for all of the use types served for each HVAC system.


The sum of the common area served by the entered HVAC systems must be equal or over 100 percent or the report will be identified as incomplete. The sum of the tenant area served by the entered HVAC systems should be at least 100 percent, but it is not required for submission. (See Coverage Validation and Examples for more details.)


The values entered for Space Functions Served will be used to calculate and populate the Principal HVAC Type field of the use types in the Use Types section. The HVAC system type with the highest percentage served for the total area of a selected use type will be displayed.


Example: 

20000 sq ft Office Use Type with 10% Common Area and 90% Tenant area


Packaged Terminal Heat Pump serves 100% of the Tenant area of the Office


Packaged Rooftop Air Conditioner serves 100% of the Common area of the Office


The total area served by the Packaged Terminal Heat Pump would be 18,000 sq ft, and the total area served by the Packaged Rooftop Air Conditioner would be 2,000, so Packaged Terminal Heat Pump will be displayed as the Principal HVAC Type for the office in the Use Types section.


Common and Tenant Area – Service Hot Water Systems

Identify the space functions served for each of the Service Hot Water System types entered by selecting the blue ‘Add Space’ button. Select from the use types that were previously identified in the Use Types section.


Enter the percentage(s) of areas served by the selected service hot water equipment type. If a Common Area was identified in the Use Types screen, enter the percentages of both the common area and the tenant areas served by the service hot water system. Add additional space functions to account for all of the use types served for each service hot water system.


The sum of the common area served by the entered service hot water systems must be equal or over 100 percent or the report will be identified as incomplete. The sum of the tenant area served by the entered service hot water systems should at least 100 percent, but it is not required for submission. (See Coverage Validation and Examples for more details.)
