Building energy audit report inputs entered into the Audit Template may be transferred to the Asset Score tool to create a building model and generate an Asset Score and score report. This feature is under development, however the first phase of its implementation is currently available by selecting the blue ‘Get an Asset Score’ button while editing an audit report. Selecting this option does not alter or remove an audit report entry from the Audit Template – it creates a new unique building entry in Asset Score to reduce data entry steps needed to take advantage of both tools.
Presently, this feature may convert an Audit Template building to an Asset Score building that will contain the characteristics listed below. Note: Transferred data will need to be reviewed for accuracy, blocks will need to be created, and assets will need to be assigned to blocks before submitting the building for a score.
Converted Asset Score building components
Building Properties – All of the inputs from the Building Information screen in the Audit Template transfer to Asset Score. Inputs include: building name, year of completion, gross floor area, location and notes.
Block – Asset Score buildings present a graphical representation a building’s general footprint in the form of ‘blocks’. Blocks are not created automatically and will need to be added to include the dimensions and number of floors for each Use Type and/or distinct shapes that make up a building's footprint.
Use Type – Use types entered into the Audit Template will be mapped and transferred to their closest approximation of the available use types in Asset Score. Use types that may not be modeled in Asset Score, such as restaurants and hospitals, will not be transferred.
Envelope with unassigned inputs – The Roof, Wall, Window and Floor types and thermal properties entered from the Construction screen of the Audit Template will be entered into the corresponding Construction section of the Asset Score building. These envelope components will need to be assigned to blocks, and a window-to-wall ratio will need to be entered if windows are present.
Lighting with assumed values – Lighting types are transferred from the Audit Template, however Asset Score requires inputs for lamp wattage, lamps per fixture, and distribution in order to calculate a lighting power density. Assumptions will be made for each lighting type based on standard lighting fixtures.
HVAC components with unassigned systems – Plant types, fuel types, heating source, cooling source and HVAC equipment detail inputs entered from the HVAC screen will be entered into the corresponding HVAC section of the Asset Score building. Central Distribution Type and Delivery Equipment Type values will be used to attempt to map to and create Air Handler and/or Zone Equipment needed to represent HVAC System Types in Asset Score. Presently only common HVAC system types may be mapped – not all of the available options in the Audit Template are available for conversion. Plant Loop, Air Handler and Zone Equipment entries will need to be reviewed and edited as needed, then and assigned to a block.
Water heaters unassigned – Water heaters entries will be created in Asset Score based on entries from the Service Hot Water System screen in the Audit Template. Inputs for fuel source, efficiency, tank insulation thickness and R-value will be transferred. Water heaters are not required to submit for an asset score, however they will need to be assigned to a block if you want them to be included in your model and score report.
Operations unassigned – Operations entries will be created in Asset Score based on entries from the Operations screen in the Audit Template. Inputs for elevators, gas load, setpoints and operating hours will be transferred. Operations are not required to submit for an asset score, however they will need to be assigned to a block if you want them to be included in your model and score report.
Convert to Asset Score
Follow the steps below to convert an audit report to an Asset Score building.
- Select the blue ‘Get an Asset Score’ button while editing an audit report
- Select a convert option. There are attributes in the Audit Template that may not map to Asset Score. Choose the Use System Defaults button to have system defaults auto-assigned for values that cannot be mapped. Choose the Report All Errors button to display any errors that may be present. If errors appear, return to your audit report and modify your inputs before attempting to convert again.
- Select the green Submit button
- Review Conversion results
An Audit Template building may be converted multiple times. A building that has previously been converted will be prompted to confirm whether to convert again. Note: selecting ‘yes’ will not overwrite previously converted buildings -- unique Asset Score building will be created.
Example File for Testing
An example audit report has been created as a BuildingSync® XML file and is available in to download from the Resources page which may be imported into the Audit Template to review and test the ‘convert to Asset Score’ steps above and complete and score the resulting Asset Score building by following the steps below. This example includes values for the minimum building inputs required to score an Asset Score building.
- Download the Audit Template to Asset Score Conversion Example
- Import the xml file into the Audit Template. Select the green Import Buildings button from the home page
- Convert to Asset Score by following the instructions above
- Open the converted Asset Score building and review the inputs.
- Edit as needed or desired.
- Assign envelope components to the block and assign a window-to-wall ratio
- Score the building by selecting the green Score Building button
Notable System Defaults
Blocks – Separate blocks will be created for above grade floors and below grade floors. One single block created for all above grade floors. Dimensions inferred from gross floor area, floors count, and aspect ratio.
General Building Shape – The O-shape option available in Audit Template is not supported in Asset Score. When O-shape is selected, buildings will be converted to Rectangle shapes. To represent buildings with courtyards, create two U or L-shape blocks and connect accordingly.
Thermal properties (R-Values) – R-value inputs for Walls and Floors in Asset Score are available to select from a list of pre-defined values. When converting from the Audit Template, ‘Price is Right rules’ are used: the R-values will be inferred to include a value that is closest to the next available option without going over.
Lighting types – Mapped to standard W/Lamp, Lamps per Fixture, and mounting type.
HVAC efficiency units – heating and cooling plant efficiency values are auto calculated and converted to COP and Et units respectively.
